Dirty Tiles

Tile surfaces become scratched and dulled from daily abrasion creating micro hiding places for dirt, oils, and bacteria. The condition worsens in a short amount of time and creates an unacceptable floor or wall that cannot be cleaned by usual methods.

Modern ceramic tile flooring creates further problems. The tile surfaces have more texture than ever before making mopping less effective. Also, more noticeable and problematic, the grout between the tiles has even more texture to trap dirt residue left by mopping.

Unhygienic Grout

The problem is that lime based grout easily absorbs moisture, oils and sugars that in turn attract bacteria, dirt and other solids that change the overall appearance by darkening the grout. Other porous surfaces like brick, Italian quarry- tile, limestone and other engineered flooring all acts like concrete or grout, absorbing liquids, oils and dirt to a point that their appearance also darkens with time.

Chemicals can dilute the grime well enough, but without effective removal the formed slurry only soaks deeper into the grout. Rotary scrubbers fail to reach into the grout lines or the texture of the tiles. Tile and grout is often associated with food halls, restaurants, rest rooms and leisure areas. It is also used in places where there are strict hygiene requirements, such as in the hospitality and health care sectors. Unfortunately, stainless steel is susceptible to climatic conditions (sea breezes in particular) or iron particles from nearby railways (causing flash or surface rust). Stainless steel is also ‘maintenance sensitive’, because stains, streaks and fingerprints are difficult to remove. Such marks disfigure the appearance of the material.

Natural Stone

As the popularity of natural stone grows each year, it increases the need for extra care and maintenance. There are many types of natural stone the main ones being Marble, Granite, Travertine, Limestone, and Sandstone. The varieties of stone, the abundance of colours, the rich look and textures of natural stone increase the basic needs of caring for natural stone after installation. When new Natural stone offers a luxurious finish that is second to none. If this isn’t maintained correctly the finish can quickly dull and lose its lustre.

The fabrication of the stone will affect its porosity and its appearance. There are many types of textures applied but the more popularly used fabrication methods applied to stone are.

Polished

A glossy, highly reflective surface

  • Surface is very smooth and not very porous
  • Polished crystals bring out brilliant colors and grains (400 to 3500 grit to polish stone)
  • Shine comes from the natural reflection of the stone’s crystals
  • Polish can wear away due to heavy foot traffic and improper maintenance

Tumbled

A slightly rough texture that is achieved by tumbling small pieces of marble, limestone or granite to achieve an old-world/worn appearance

Honed

A flat matte to low sheen gloss

  • Surface is very smooth, but very porous
  • Many more and wider gaps in surface than polished stone
  • Medium density
  • Commonly used in low traffic areas or for aesthetics
  • Colours are not as vibrant as a polished stone

Cleaning Facts

Acid-based cleaners will slowly damage the appearance of calcium-based stone. The acid creates bigger pores for increased staining potential. It also chemically reacts with the stone causing damage and etching. Some household cleaners can be labeled “tile cleaner” or “all-purpose cleaner”, but can still be very acidic and will damage many types of stone and grout.

General Rules For Maintaining Natural Stone & Tile

  1. Routine Daily Maintenance should be done using pH neutral cleaners with a pH in the 7-8 range. These will not harm any tile, stone, grout or sealer used to protect the surface regardless of whether it is a penetrating or coating sealer.
  2. Heavy Duty Cleaning should only be done using alkaline cleaners with a pH in the range of 9-12.
  3. All cleaners require time to work prior to any agitation and removal. This “dwell time” will be longer for heavy duty cleaners
  4. All cleaning, both routine and especially heavy duty, benefits from some degree of agitation prior to removal.
  5. Extraction of the cleaner residue is by far the best way to maximise cleaner performance. This is best done using a wet and dry vacuum. For routine daily cleaning extraction may be done periodically but on a consistent routine basis. All heavy duty cleaning should incorporate extraction.
  6. Never use acidic or solvent cleaners for routine or heavy duty cleaning. Acid and solvent based cleaners are problem solving compounds that should only be used when a specific issue arises that can ONLY be resolved by use of a problem solving compound. They are not for use on any type of consistent basis.
  7. Remove spills as quickly as possible even on sealed surfaces. Removal of liquid spills is best done by “blotting” the liquid up using a dry white or colour fast absorbent paper towel rather than wiping up the spill. This way the spill is not spread over a greater area. Continue this process until the absorbent towel no longer can absorb any more liquid. Only then will you use an appropriate cleaner to remove any remaining surface contaminant. Applying a cleaner directly on the spill prior to “blotting” can lead to an increase in the size of the contaminated area as well as causing a potentially more aggressive contaminant which can be even harder to remove.
